If you're shopping for a home—especially in a planned community, condo building, or newer subdivision—there’s a good chance you'll come across the term HOA. But what exactly is an HOA, and what does it mean for you as a homeowner?

What is an HOA?
HOA stands for Homeowners Association. It’s an organization that manages and oversees the rules, maintenance, and common areas of a residential community. When you buy a home in an HOA-governed neighborhood, you automatically become a member.

What Does an HOA Do?
The responsibilities of an HOA can vary by community, but generally include:

  • Maintaining shared spaces like entrances, landscaping, parks, or pools

  • Enforcing community rules (called CC&Rs – Covenants, Conditions, and Restrictions)

  • Collecting dues or fees to cover operational costs

  • Managing repairs or improvements to community property

  • Overseeing architectural or design guidelines for homes

What Are HOA Fees?
HOA fees are monthly, quarterly, or annual payments made by homeowners to support the association’s responsibilities. The cost varies widely based on the services and amenities offered—ranging from under $100/month to several hundred dollars.

Pros of an HOA:

  • Well-maintained community appearance

  • Access to shared amenities (like pools, clubhouses, or gated security)

  • Helps preserve property values

  • Dispute resolution and rule enforcement

Cons of an HOA:

  • Additional monthly/annual cost

  • Rules that may limit your flexibility (e.g., exterior paint colors, parking restrictions)

  • Potential for special assessments (unexpected fees for major repairs)

  • HOA boards may not always align with your preferences

Is an HOA Right for You?
